Evaluation of the effects of urban stimulus land uses on the revitalization of historical textures with a dynamic approach (comparative comparison of central, Ameri and Khorramkushk textures of Ahvaz)

Abstract

Today, the issue of historical contexts is one of the most important issues in the fields of urbanism and architecture. One of the factors affecting the regeneration of these textures is the existence of stimulus uses that are very effective in the development and dynamics of historical textures. The purpose of this study is to evaluate the effect of stimulant uses on the regeneration of historical, central, Ameri and Khorramkushk textures located in Ahvaz. What are the factors and criteria influencing stimulus uses on the regeneration and dynamism of these historical contexts? Has been raised as the main research question. According to the comparative comparison of the three historical contexts of Markazi, Ameri and Khorramkushk, the research method of this research is descriptive and analytical and the findings obtained through the AHP model have been done using expert choice software. The results show that the central tissue with an average weight of 0.691, in the first rank, Ameri with an average weight of 0.209 and Khorramkushk with an average weight of 0.100 were in the second and third ranks. Also, according to the evaluation, social criteria with an average weight of 0.459, economic with an average weight of 0.285, physical with an average weight of 0.137 and environmental criteria with an average weight of 0.119, on the effect of stimulus uses on dynamics and the regeneration of these three tissues is effective.

Abstract

Today, the issue of historical contexts is one of the most important issues in the fields of urbanism and architecture. One of the factors affecting the regeneration of these textures is the existence of stimulus uses that are very effective in the development and dynamics of historical textures. The purpose of this study is to evaluate the effect of stimulant uses on the regeneration of historical, central, Ameri and Khorramkushk textures located in Ahvaz. What are the factors and criteria influencing stimulus uses on the regeneration and dynamism of these historical contexts? Has been raised as the main research question. According to the comparative comparison of the three historical contexts of Markazi, Ameri and Khorramkushk, the research method of this research is descriptive and analytical and the findings obtained through the AHP model have been done using expert choice software. The results show that the central tissue with an average weight of 0.691, in the first rank, Ameri with an average weight of 0.209 and Khorramkushk with an average weight of 0.100 were in the second and third ranks. Also, according to the evaluation, social criteria with an average weight of 0.459, economic with an average weight of 0.285, physical with an average weight of 0.137 and environmental criteria with an average weight of 0.119, on the effect of stimulus uses on dynamics and the regeneration of these three tissues is effective.

 

Materials and Methods

The research method of this research is descriptive-analytical. The present study was conducted to comparatively evaluate the three historical textures of central, Ameri and Khorramkushk of Ahvaz and the effect of stimulus uses on the regeneration of historical textures with a dynamic approach. For this purpose, a hierarchical tree was set up to select the superior option. This hierarchical tree consists of one goal (selection of the superior option), four criteria (physical, social, economic and environmental), a total of 12 sub-criteria and three options (central texture, Ameri and Khorramkushk). The questionnaire was designed based on a hierarchical tree (Figure 1). Also, the designed questionnaire was completed in accordance with the expert opinion of the authors. The evaluation was done with AHP model and expert choice software. The method of data collection has been done in the form of library document studies and field surveys

 

 

Discussion and research findings

To evaluate and select a superior sample, through the AHP model and using expert choice software, four criteria; Physical, social, economic and environmental were compared in pairs. Table 3 shows the ranking of criteria based on the obtained rank.

In the table below, based on pairwise comparisons, the final results of the weights below show the effective criteria for regeneration and dynamics of these tissues through stimulus uses; In the physical criterion, the sub-criterion of permeability had the highest weight, followed by the criteria of housing quality, aesthetics and access to urban services in the next ranks. Also, in the social criterion, the sub-criterion of security has the most weight and then the criteria of public participation, public spaces and sense of belonging are in the next ranks. In economic terms, the sub-criterion of land prices has been more important than economic actors. Finally, the environmental criterion, the sub-criterion of environmental quality is prioritized over environmental health. The results are shown in Table 4.

The results obtained from the findings and comparative evaluation performed in expert choice software show that the central texture of Ahvaz was in the first rank and then Ameri and Khorramkushk were in the next ranks. The chart below shows the final weights of the research options.

According to the table below, the evaluation and comparative comparison of the three central tissues, Ameri and khorramkushk show the results of the analysis; In the central context, physical, economic, environmental and social criteria are given priority, respectively. And below the criteria in the physical criterion; Respectively, aesthetic sub-criteria, access to urban services, permeability and quality of housing, in the social criterion; The following criteria of public spaces, security, public participation and sense of belonging, respectively, in the economic criterion; Below the land price criterion and then economic actors, in the environmental criterion; Sub-criteria of environmental quality are given priority over environmental health. In Ameri context, social, economic, environmental and physical criteria, respectively, and below the criteria, in physical criteria; In other words, permeability criteria, access to urban services, housing quality and aesthetics, in the social criterion; Sub-criteria of sense of belonging, public participation, security and public spaces, in economic criteria; Economic actors in relation to price as well as in environmental criteria; The quality of the environment and then health are very important. Finally, in the tissue of khorramkushk Environmental, physical, social and economic criteria are given priority, respectively. And below the criteria, in the physical criteria; Housing quality, aesthetics, permeability and access to urban services, respectively. In social criteria; In order of priority of sense of belonging, public participation, security and public spaces in economic criteria; Sub-criteria of economic actors in relation to land prices and finally in environmental criteria; Sub-environmental health criteria take precedence over environmental quality. The criteria and sub-criteria of each texture that are more important are specified in three different colors for each texture in Table 5.

Conclusions

The old texture and valuable historical and cultural centers of Iranian cities are full of valuable buildings, which unfortunately due to insufficient attention to this type of buildings, are gradually declining and worn out. (Alizadeh mabhoot, 2015, 10). In this regard, development stimulus projects such as the wave that is created in a lake can in addition to encouraging residents of worn-out tissues, it can also encourage residents of adjacent structures to renovate. (Challenger, Alaei, 2015, 11). regeneration of historical contexts can increase the quantitative and qualitative level of physical, social, economic and environmental criteria. Achieving the revitalization and regeneration of historical textures leads to a more dynamic of these textures. According to the background and theoretical framework of the research in order to make a comparative assessment between the three historical contexts of Central, Ameri and Khorramkushk of Ahvaz, four criteria; Physical, social, economic and environmental were considered. Evaluation of these tissues was done with AHP model and using expert’s choice software. The results show that according to the experts of this study, Central tissue, Ameri and Khorramkushk were ranked first to third, respectively. Also, after evaluating the criteria and sub-criteria, the social criterion had the highest weight compared to other criteria. Also, among the sub-criteria and in accordance with Table 4, the components of permeability with an average weight of 0.419, security with an average weight of 0.461, land price with a weight of 0.667 and environmental quality with an average weight of 0.667, weight average They had more than their group. Based on the general results of the research in order to revitalization and make these tissues more dynamic through the stimulus of urban development, the following suggestions have been presented:

1- Proper use of barren lands and demolition of non-repairable buildings and replacement with durable and efficient buildings.

2- Increasing the level of security in these areas.

3- Restoration of historical and cultural centers in order to improve the quality of these areas.

4- Modification of the network of passages in order to have proper access and permeability of these tissues.
5- Creating suitable conditions and providing facilities for the purpose of repairing and renovating the residents living in dilapidated buildings.
6- Providing incentive criteria for participating in regeneration projects of these tissues.
7- Considering the uses and the role of stakeholders and influential people in these contexts that can be a stimulus for development.

روش پژوهش

روش تحقیق این پژوهش بصورت توصیفی - تحلیلی می باشد. پژوهش حاضر به منظور ارزیابی تطبیقی سه بافت تاریخی مرکز، عامری و خرمکوشک اهواز و تاثیر کاربری های محرک بر باززنده سازی بافت های تاریخی با رویکرد پویایی صورت گرفته است، به همین منظور و برای انتخاب گزینه برتر، یک درخت سلسله مراتبی تنظیم گردید. این درخت از یک هدف (انتخاب گزینه برتر)، چهار معیار (کالبدی، اجتماعی، اقتصادی و زیست محیطی)، در مجموع 12 زیر معیار  و سه گزینه (بافت مرکزی، عامری و خرمکوشک) تشکیل شده است. طراحی پرسشنامه بر اساس درخت سلسه مراتبی (شکل 1) انجام شده است. همچنین مطابق با نظر کارشناسی نگارندگان پرسشنامه ی طرح شده تکمیل شد. ارزیابی صورت گرفته با مدل AHP و با نرم افزار Eepert choice صورت گرفته است. روش گرد آوری اطلاعات بصورت مطالعات اسناد کتابخانه ای و برداشت میدانی صورت گرفته است.

بحث و یافته های پژوهش

برای ارزیابی و انتخاب نمونه ای برتر، از طریق مدل  AHPو با استفاده نرم افزار  expert choiceچهار معیار؛ کالبدی، اجتماعی، اقتصادی و زیست محیطی بصورت مقایسه زوجی مورد مقایسه قرار گرفتند. در جدول 3 رتبه بندی معیارها بر اساس رتبه بدست آمده مشخص شده است.

در جدول ذیل بر اساس مقایسات زوجی صورت گرفته، نتایج نهایی اوزان زیر معیارهای موثر برای باززنده سازی و پویایی این بافت ها از طریق کاربری های محرک نشان می دهد؛ در معیار کالبدی، زیر معیار نفوذ پذیری دارای بیشترین وزن و بعد از آن زیر معیارهای کیفیت مسکن، زیبایی شناختی و دسترسی به خدمات شهری در رتبه های بعدی قرار گرفتند. همچنین در معیار اجتماعی، زیر معیار امنیت دارای بیشترین وزن و بعد از آن زیر معیارهای مشارکت عمومی، فضاهای همگانی و حس تعلق در رتبه های بعدی قرار دارند. در معیار اقتصادی، زیر معیار قیمت زمین از اهمیت بیشتری نسبت بازیگران اقتصادی برخوردار بوده است. در نهایت معیار زیست محیطی، زیر معیار کیفیت محیطی نسبت به بهداشت محیطی در اولویت می باشد. نتایج در جدول 4 آمده است.

 نتایج بدست آمده از یافته ها و ارزیابی تطبیقی انجام شده در نرم افزار expert choice  نشان می دهد بافت مرکزی اهواز در رتبه نخست و بعد از آن عامری و خرمکوشک در رتبه های بعدی قرار گرفتند. در نمودار زیر اوزان نهایی گزینه های پژوهش نشان داده شده است.

با توجه به جدول ذیل، بعد ارزیابی و مقایسه تطبیقی سه بافت مرکزی، عامری و خرمکوشک نتایج تحلیل نشان می دهد؛ در بافت مرکزی به ترتیب معیارهای کالبدی، اقتصادی، زیست محیطی و اجتماعی در اولویت قرار دارند. و در زیر معیار ها در معیار کالبدی؛ به ترتیب زیرمعیارهای زیبایی شناختی، دسترسی به خدمات شهری، نفوذ پذیری و کیفیت مسکن، در معیار اجتماعی؛ به ترتیب زیر معیار های فضاهای همگانی، امنیت، مشارکت عمومی و حس تعلق، در معیار اقتصادی؛ زیر معیار قیمت زمین و بعد از آن بازیگران اقتصادی، در معیار زیست محیطی؛ زیر معیار کیفیت محیطی نسبت به بهداشت محیط در اولویت قرار دارند. در بافت عامری به ترتیب معیارهای اجتماعی، اقتصادی، زیست محیطی و کالبدی و در زیر معیارها، در معیار کالبدی؛ به ترتیب زیر معیارهای نفوذ پذیری، دسترسی به خدمات شهری، کیفیت مسکن و زیبایی شناختی، در معیار اجتماعی؛ زیر معیارهای حس تعلق، مشارکت عمومی، امنیت و فضاهای همگانی، در معیار اقتصادی؛ بازیگران اقتصادی نسبت به قیمت و همچنین در معیار زیست محیطی؛ کیفیت محیط و بعد از آن بهداشت از اهمیت  بالایی برخوردار هستند. در نهایت در بافت خرمکوشک؛ به ترتیب معیارهای، زیست محیطی، کالبدی، اجتماعی و اقتصادی در اولویت قرار دارند. و در زیر معیارها، در معیار کالبدی؛ به ترتیب کیفیت مسکن، زیبایی شناختی، نفوذ پذیری و دسترسی به خدمات شهری. در معیار اجتماعی؛ به ترتیب اولویت حس تعلق، مشارکت عمومی، امنیت و فضاهای همگانی در معیار اقتصادی؛ زیر معیار بازیگران اقتصادی نسبت به قیمت زمین و در نهایت در معیار زیست محیطی؛ زیر معیار بهداشت محیط نسبت به کیفیت محیط ارحجیت دارند. معیارها و زیر معیار های هر بافت که از اهمیت بیشتری برخوردار هستند در سه رنگ مختلف برای هر کدام از بافت ها در جدول 5 مشخص شده است.
